Two flats, side by side

Each flat has its own entrance and its own kitchen, living room and bathrooms. Laundry is in the basement, one washer and dryer for each flat. Rent a single bedroom, or take a whole flat with your group.

The ground floor, with the front porch door and a bathroom for every two bedrooms.

The deposit is one month's rent per bedroom: $625 in the Lower Flat and $575 in the Upper Flat. A guarantor is needed for anyone without income, usually a parent, living anywhere in the US.

Questions people ask

When does the lease start and end?

The lease runs August 1, 2027 to July 31, 2028, twelve months. Move-in is August 1 for everyone, and there are no partial leases.

Do I need a guarantor?

Yes, if you do not have your own income. It is usually a parent, and they can live anywhere in the US. Dave emails them a short form to sign on their phone. If you earn enough on your own, tell Dave and he will go over it with you.

Can I sublet in the summer?

The lease is twelve months, so summer rent is part of it. If you will be away for June and July you can sublet your bedroom, but Dave has to meet and approve the person first, and you stay responsible for the rent.

Where do I park?

There are 4 off-street spaces behind the house, two for each flat. A third car can use the street with a city permit. There is a bike rack by the back steps.

Are pets allowed?

No pets. Assistance animals are not pets, and Dave will go through the usual paperwork with anyone who has one.

Are there quiet hours?

Quiet hours are 10 pm to 8 am Sunday to Thursday, and midnight to 8 am on Friday and Saturday. The neighbors on both sides have been there a long time, and they are good to us.

What happens if a roommate leaves?

If you rent one bedroom, you sign your own lease for it, so a roommate leaving does not change what you owe. Dave finds someone new for that room. If a group rents the whole flat, the group signs one lease together, finds a replacement, and Dave approves them. Until then the rest of the group covers the rent.
